High Performer Building -
minimum specification

Set out below is the minimum specification criteria for a building to be certified as a High Performer Building.

Any building awarded the High Performer Building status must, wherever applicable, utilise the product range below. While in some cases the benefits of an individual product may seem to have a low impact, the collective value and compounding benefits of the products being used together lift the building to a level of quality that simply can’t be achieved using standard specifications.

Every project has its unique challenges and sometimes our minimum spec cannot be achieved. Trade Innovations assess each individual application to ensure the integrity of the brand is upheld and the occupants are truly receiving a high spec, quality building. No building will be awarded the High Performer Building status without us being confident in the quality of the products used and assured that no corners have been cut.

Below is our minimum spec, recommended spec and performance reasoning for the minimum criteria.


Concrete Slab Foundations

MINIMUM SPEC: ALLIED CONCRETE Ready and Super Slabs with Fly Ash additive for reduced CO2 and greater slab durability.

RECOMMENDED SPEC: ALLIED CONCRETE as above with QuickSet Insulated foundations and Q-POD recycled plastic dome foundations.

Frame

MINIMUM SPEC: J-FRAME Structural Laminated Veneer Lumber (LVL) gauged framing timber.

RECOMMENDED SPEC: Extend the use of J-FRAME to be included in the Joist, Trusses and Rafter components of the building.

WHY? J-FRAME outperforms standard stress graded timber in strength and dimensional stability, giving you a stronger and straighter frame.

Flooring Substrate/Midfloor

MINIMUM SPEC: MAGLOK DragonBoard® engineered “fit for purpose” fibre reinforced Magnesium (MgSo4) flooring board substrate.

RECOMMENDED SPEC: As above

WHY? MAGLOK feels and sounds solid to walk on, is unaffected by moisture and won’t cause squeaky floors.

WHY? High performance, self-supporting polyester wall insulation sections that will genuinely perform for 50 years minimum.

Internal Linings

MINIMUM SPEC: USG Boral recommends plasterboard systems which meet or exceed minimum building code

requirements (this may vary depending on your building design).

RECOMMENDED SPEC:

USG Boral Multistop™ 4 On the bottom half of all walls for improved impact and water resistance and USG Boral SHEETROCK® On the top half and ceilings.

USG Boral Sheetrock™ full height walls where technical board is required for compliance (e.g. Bracing/Water/ Sound/Fire/Impact Resistance).

USG Boral FIBEROCK® Aqua-Tough™ in high traffic and impact zones such as stairwells and garages. (FIBEROCK can be used as a higher spec alternative to Multistop™ 4.)

WHY? USG Boral linings are the result of over 100 years of scientific experimentation and innovation success in creating better living environments.

*It is recommended to use USG Boral Joint Compounds with USG Boral Plasterboard to achieve a full, 10-Year Wall System Warranty. results and performance guarantees.

Cladding - Fibre Cement

MINIMUM SPEC: BGC Premium Fibre Cement Claddings should be used where any fibre cement is used on the building. Fibre cement provides a strong durable cladding and is considered our minimum specification if the building is to be painted dark colours.

RECOMMENDED SPEC: BGC have a range of innovative profiles for various applications. We recommend assessing where it can be utilised on your build.

WHY? BGC have a proven record of quality and is known to be consistently dimensionally accurate and has a smooth, easily paintable finish.

Cladding - Pre-finished

MINIMUM SPEC: The Roofing Store pre-finished steel cladding systems are innovative and deliver premium results that require minimal maintenance. The Roofing Store should be used wherever pre-finished claddings are installed.

RECOMMENDED SPEC: The Roofing Store’s Interlocking and Super Seam panels are an ideal cladding option where an architectural result is required and minimal maintenance is a priority. Where a natural timber vertical cladding is being considered, members should consider the long term performance of the The Roofing Store interlocking panels.

WHY? The Roofing Store provide innovative architectural cladding systems made using Iron ore, not ironsand, delivering elegant results that last.

Roof

MINIMUM SPEC: The Roofing Store pre-finished steel roofing systems are innovative and deliver premium results that require minimal maintenance. The Roofing Store should be used wherever pre-finished claddings are installed.

RECOMMENDED SPEC: Consider choosing a TRS profile with a LUX finish for a premium look with outstanding durability.

WHY? The Roofing Store’s innovative range and high quality finishes made using Iron ore, not Iron sand, ensuring a level of quality and performance that’s hard to match.


Endorsed Products

Below are our endorsed products that we recommend using in your project, however they are not required to achieve High Performer Building status:

Acoustic Floor*

MINIMUM SPEC: SoundDown acoustic rated floors should be used in multi-tenancy buildings where NZBC:G6 applies.

RECOMMENDED SPEC: SoundDown can be used in single tenancy buildings where significant reduction in noise between levels would be appreciated by the occupants.

WHY? SoundDown provides market leading acoustic performance without implications to the structural requirements of the building.

*SoundDown is not a requirement on all projects unless they have multiple vertical tenancies

Wet/Hard-Wearing Lining

MINIMUM SPEC: Hydrapanel non-structural wall and ceiling panel lining should be used where a hard-wearing pre-finished internal wall lining such as HardieGlaze™ or Seratone™ would otherwise be used.

RECOMMENDED SPEC: Hydrapanel is an excellent solution for hard wearing environments such as Garages, Laundries and Storage rooms.

WHY? Hydrapanel is a stronger, more durable pre-finished lining with excellent aesthetics that provide excellent results.

Membrane Decking Substructure*

MINIMUM SPEC: DeckChair H3.2 adjustable joist at 450mm centres

WHY? DeckChair provides a durable, stable sub-structure that is quick to install and protects the waterproof membrane beneath it.

*DeckChair is not a requirement on all projects unless they have a membrane deck.
